Land area from UTM coordinates and NOS methodology

Two jobs often travel together in modern field work: area from coordinates (UTM or local grid) and NOS recovery of a missing bend from chain survey geometry. This page keeps both practical. For the pure NOS derivation with plates, see the NOS cutting-point guide.

Part A — Area from UTM (or any plane grid) coordinates

A1. When this applies

  • You have ordered boundary points (Easting, Northing) in one projected system (e.g. UTM zone for your district).
  • All points use the same zone / false origin — never mix zones without transforming.
  • The polygon is closed (last point = first, or software closes it).

A2. Surveyor’s formula (plane)

For vertices (xᵢ, yᵢ), i = 1…n (x = Easting, y = Northing):

Area = ½ | Σ (xᵢ yᵢ₊₁ − xᵢ₊₁ yᵢ) |   with (xₙ₊₁, yₙ₊₁) = (x₁, y₁).

Result is in square units of the grid (m² if coordinates are in metres). Convert to acres/hectares as needed.

A3. Field / office checklist

  1. Plot points in order around the boundary (clockwise or counter-clockwise — absolute value removes sign).
  2. Reject duplicate consecutive points and obvious GPS spikes.
  3. Compare with FMB/RSR extent; large gaps need explanation (wrong point order, wrong projection, missing bend).
  4. Use the site tools:

A4. GNSS caveats

  • CORS / RTK quality affects vertex accuracy; area inherits point error.
  • Legal cadastral boundary is still the survey mark + FMB process, not a single GNSS track alone.

Part B — NOS (nearest offset segment) for missing bends

B1. Problem

Point B is missing; points A and C are intact. FMB gives sides of triangle ABC. You need foot of perpendicular D on AC and offset BD to re-plant B without trial-and-error swinging of both chains.

B2. Steps

  1. Take sides a = BC, b = AC, c = AB from FMB (or remeasure AC on ground).
  2. Compute cutting distance AD along AC (cosine / projection form of the triangle).
  3. Check AD + CD ≈ AC.
  4. Offset BD = √(c² − AD²) or from area: BD = 2×Area(ABC)/b.
  5. On ground: mark D from A, set right angle, measure BD, verify AB and CB.

B3. When NOS is the wrong tool

  • More than one point missing on the same figure — rebuild control first.
  • AC itself is wrong or blocked — re-establish baseline.
  • Dispute is about title, not geometry — escalate to revenue process.

Part C — Putting both together

Modern resurvey may give you UTM parcels for GIS checks while maintenance still uses chain FMB. Use coordinates for area QA and maps; use NOS / D&O for recovering physical marks consistent with the FMB.
